A penthouse in Benahavís is bought for the view, not the marina. Because the whole municipality is stacked up the hillside, the top-floor units in La Quinta and Los Flamingos look out over the La Quinta and Los Flamingos courses to the Mediterranean and, on a clear day, across towards Gibraltar and the Moroccan coast. Many are sky-duplexes with two or three terraces and a solarium plunge pool, which is where the elevation really pays off. The portals list a 1990s top-floor in an older La Quinta block and a brand-new Los Flamingos sky-home under the same word; we will tell you which is which before you drive up.

What makes a Benahavís penthouse different from a coastal one? +

Altitude. A frontline penthouse on the Golden Mile sells the beach below it; a Benahavís penthouse sells the panorama — golf valley, the sea beyond, the mountains behind. Solariums and roof-terrace plunge pools are common at the top of the gated blocks here, and the cooler hillside air is a genuine summer advantage over the coast.

Do Benahavís penthouses make good short-let investments? +

They can, particularly golf-view units in La Quinta and Los Flamingos through the long shoulder season, though the inland market is quieter and more villa-led than the coast. Note that letting needs a VUT tourist licence, and since the April 2025 LPH reform a new licence in a community building requires a three-fifths community vote — worth checking the comunidad's stance before you buy.

What should I check before buying a Benahavís penthouse? +

Terrace and solarium waterproofing first — exposed hillside roof terraces take weather. Then lift access to the upper floor of a duplex, the comunidad reserve account (gated urbanizaciones with full landscaping and security run high here), and whether the bylaws permit a plunge pool on the solarium.
